Davenport acquires value-add and opportunistic real estate in and around the DC Metro area. Our process typically involves either repositioning an asset to a higher and better use, identifying operating or leasing inefficiencies, or entitling new ground-up developments. By balancing effort and return, our diversified investments model leans on a select group of capital partners, each with different goals. By thoughtfully aligning each deal with the right capital, we can offer the flexibility needed to execute on opportunities, and accommodate a seller’s needs, especially when timing is a key concern. In-house construction management expertise enables us to focus on design and cost during the initial feasibility studies through entitlement and final design as well as protecting our interests during and after delivery. Many of our peers who focus on value-add and opportunistic real estate undervalue the importance of focusing on the hard cost side of a deal. Controlling these costs is just as important to us as “buying it right”.

Prior to Davenport Blake spent 13 years spearheading a local private equity real estate fund’s strategic direction focused on acquisitions, entitlement, leasing and asset management.
Over twenty years of construction project management experience in large-scale mixed use, office and residential projects in excess of $500M. Peter most recently served as Director of Construction for a Washington DC based real estate fund managing the entitlement, development and construction of ground up and existing, income producing properties.
